No, your building’s management collects the monies for the maintenance of the building and staff, but does not manage the collection of rent for your individual property or manage individual maintenance issues between you, your tenants, and your property.
Property management is easy till it's not - as circumstances change, tenants can change their payment behavior, maintenance issues can arise requiring your time on the phone and email, etc... overly chatty tenants, Hassles with the building, neighbors, etc... With Single Property Management in place, we keep you separated from any and all of these potential problems BEFORE they materialize.
Alta’s Single Property Management is a new service for the New York market, providing our individual condominium clients professional management services that were only previously available to large commercial landlords and buildings.
We provide the following services for you:
Rent Collection / Disbursement to owners
Tenant communications
Maintenance coordination
24/7 phone support
Lease enforcement
Rent reminders
Periodic property Inspections
We have an online porthole for tenants where they can initiate rent payments from their bank accounts, including auto-pay, and even credit card payments.
Not if you don’t want to. We are your agents and can relay any and all communications on your behalf if necessary. You can truly be hands off.
Most leases provide a late penalty of $100 or more if the rent is paid after 5 days from the due date. That amount would be added to the renters balance.
We have 24/7 inbound call support for any major tenant or building relayed maintenance issues, and a convenient app based porthole for minor issues. Our agreement with you sets a threshold amount ($300 typically) for repairs where we will investigate and initiate repairs if necessary up to that amount. Any repair/ replacement costs above that you would be notified in real time for permission.
Every month you will get a statement reflecting all rents collected and expenses deducted along with any color.
Yes we have a trust account with Bank of America for all collected rents. Legally those accounts are separated from any management operations accounts.
